
We begin every project by meeting with our Clients to develop a Scope of Work (SOW) so we can understand completely what your goals and expectations are for the project. The next task is to determine the “finish selections” i.e. plumbing fixtures, flooring types, lighting fixtures, appliances, etc. A Builder cannot assemble an accurate budget without these selections being determined and using lump sum allowances does no good service for either the Homeowner or the Builder in regards to staying within budget. After these two tasks are completed we bring our Subcontractors to your home so they can see the project in person in an effort to provide accurate estimates. Once all the estimates have been received we assemble a line item project budget on an excel spreadsheet. Our pre-construction planning efforts are directly correlated with having an accurate budget to begin the project and receive financing if necessary. We then schedule the Subcontractor work and coordinate this schedule with the Homeowner before starting construction.

We fundamentally believe that a Builder should be paid as the project progresses, so we invoice projects on a percent completion basis to the satisfaction of our clients.
